US mortgage calculator with taxes and insurance

Start from a known loan amount or enter a home price and cash down payment. The calculator separates principal and interest from the taxes, home insurance, HOA fees and PMI estimate you choose to enter. This budget breakdown and the on-screen monthly schedule were reviewed against Calculator.net’s mortgage tool.

For example, USD 300,000.00 at 6.5% over 30 years produces an estimated USD 1,896.20 monthly principal-and-interest payment.

How the calculation works

The monthly rate is the annual mortgage interest rate divided by 12. For n monthly payments, payment = loan × r ÷ [1 − (1 + r)⁻ⁿ]. At a 0% rate, divide the loan amount by the number of payments. Interest is charged on the remaining principal each month.

An example, year by year

These are model outputs for the example above. They are not lender offers or a forecast of actual returns. Interest is shown for each individual year; ending balance is the balance at that year’s end.

What the headline number means

The payment is a principal-and-interest estimate. It repays the borrowed amount plus interest under this fixed-rate schedule. The separate housing budget adds only your entered tax, insurance, HOA and PMI estimates. Unentered costs are not assumed to be zero in real life.

Principal and interest are not the whole bill. Monthly principal & interest: USD 1,896.20 Add your annual tax and insurance estimates.

Check these assumptions

  • The interest rate remains fixed for the full amortization period.
  • Enter the mortgage interest rate, not an APR that includes other borrowing charges.
  • Payments occur monthly; no extra payments, payment holidays or late fees are included.
  • Only entered housing costs are added. No PMI cancellation, closing costs, maintenance or changing costs are modeled.

Common questions

Should I enter the purchase price or loan amount?

Choose either input mode. Home price and down payment derives the loan by subtraction; Loan amount uses the borrowed amount directly. For example, USD 400,000 minus USD 100,000 produces a USD 300,000 loan.

Is this my total monthly mortgage bill?

The first result is principal and interest. A separate monthly budget adds only the property tax, home insurance, HOA and PMI amounts you entered. Unentered costs are not estimated from your location. Your actual bill can still differ.

Should I use the interest rate or APR?

Use the loan interest rate. APR includes certain additional borrowing costs and is useful for comparing loans, but substituting it into this payment formula would calculate a different scenario.

Why is more interest paid in the early years?

The outstanding balance is highest at the start. With the same fixed payment, interest takes a larger share early on and principal takes a larger share later.

Does this work for adjustable-rate mortgages?

It only models a single fixed rate. If an adjustable rate changes, future payments and interest must be recalculated under the lender’s terms.

Why might a lender’s schedule differ?

Lenders may round individual payments, charge interest by actual dates, or include fees. This estimate keeps precision internally and rounds amounts for display.

Which example was benchmarked?

Calculator.net was used directly on October 29, 2026. A USD 400,000 home with USD 100,000 down, 6.5% for 30 years produced USD 1,896.20 principal and interest. Adding USD 4,800 annual tax, USD 1,500 annual insurance and USD 100 monthly HOA produced USD 2,521.20 per month. These are example assumptions, not local rates or offers.
